Affordable Housing and Financial Stability Services

IHA’s Affordable Housing and Financial Stability Services (AHFSS) programming is designed to expand upon the supportive services being offered to our residents as well as the community at large, to provide -he information and resources necessary to strengthen the financial stability of the entire community and to achieve lasting and positive change for the program’s participants.

These services include 3 components:

1. Affordable Housing – IHA provides safe and affordable homeownership and rental housing opportunities and supportive services to seniors, working families and individuals who earn 60% or less than the Area Median Income.

2. Financial Education – IHA provides group and one-on-one training in budgeting and personal financial management strategies for seniors, families (including their children) and individuals, as well as the target population of the agencies with whom we have developed collaborative partnerships.

3. Housing Counseling – IHA provides training and counseling on navigating the home buying process, credit and debt management, and foreclosure prevention strategies.

IHA’s AHFFS program is supported in part through grants from The United Way of Frederick County, Delaplaine Foundation, PNC Bank, M&T Bank, Rotary Club of Carroll Creek, The Community Foundation of Frederick County and Frederick County Bank.

Workshops Offered:

Helping Single Moms Overcome Obstacles
- In a group setting with like-minded others, you will be able to draw on the strength and support of your peers and community professionals. Collectively you’ll share your stories and learn how to overcome the obstacles you face daily so you can gain financial stability and emotional well-being as you strive to reach the goals you have for you and your children. Refreshments will be provided and children are welcome!

Ready, Set, Go… Home – The Path to Homeownership
- This workshop series will change your life if you have the dream of homeownership! Topics include becomes pre-qualified (and what that means), determining needs vs wants, choosing a real estate agent, how to make a contract offer, the importance of a home inspection and what happens at the closing table. The workshop is four months long, meeting once each month.

Credit Café – Mastering Your Credit

- Interested in reviewing your personal credit report with a financial advisors? Or learning tips and tricks to build, fix, or maintain your credit? Register for a FREE Credit workshop where you will attend a 1 hour instructor lead group workshop and receive a 30 minute credit counseling session with a trained financial advisor. Credit Cafe’s are offered the 3rd Thursday of every month and alternate locations between the IHA Office and the Bernard Brown Community Center in downtown Frederick. REGISTRATION REQUIRED

Your Prescription for Financial Health
- This workshop series discusses (in a fun and interactive way) the importance of budgeting to reach your goals, how to resolve credit issues, how to establish new credit (and why!), understanding your debt to income ratio and how it determines how much you can afford to borrow, etc. The goal is to create action plans “prescriptions” based on your personal goals in order for you to achieve those goals and to recover from your current financial situation “diagnosis”. The workshop is three months long, meeting once each month.
