Our programs are made available, free of charge, to any member of the community who seeks to enhance their financial wellbeing and housing stability.


All programs are led by IHA program managers who are certified by the NeighborWorks Training Institute in financial capability and/or housing counseling.

Purchase-Repair Homeownership Program

IHA’s Purchase-Repair Homeownership Program provides affordable homeownership opportunities to families and individuals in Carroll, Frederick,  and Washington counties. 

Program participants receive free technical assistance from IHA through the entire homeownership process, from credit repair and budgeting counseling, preparing the loan application, locating and placing an appropriate home under contract, how to repair and maintain their home, as well as on-going post-purchase counseling to eliminate any chance of foreclosure in the future. 

The entire community benefits by revitalizing neglected communities, reusing infrastructure and preserving existing housing.

Credit Café

Would you like to better understand your credit and what your credit report is telling you? Are you interested in learning tips and tricks to build, fix, or maintain your credit? Register for a FREE 3 Part Credit Café Program including a group workshop and a personalized credit report review session. REGISTRATION IS REQUIRED.

Your Prescription for Financial Health

Your Prescription for Financial Health is a series of three 1.5-hour workshops designed to improve participants' general financial health. This interactive series spans three months and is offered four times per year. 

Workshops in this series cover many topics, such as: the importance of budgeting to reach your goals; resolving credit issues; establishing new credit and why it's important; and understanding your debt to income ratio and the way it determines how much you can afford to borrow. Participants are engaged to create action plans or "prescriptions" for themselves that will allow them to recover from their current financial situation or "diagnosis."

Ready, Set, Go... Home!

Due to the pandemic, "Ready, Set, Go... Home! - Preparing for Homeownership" is now being offered as an interactive yet private Facebook group.    

We present information on the entire home buying process from start to finish. Topics include becoming prequalified (and what that means), determining needs versus wants, selecting a real estate agent, how to make a contract offer, what happens if your offer is accepted, the importance of a home inspection, and what happens at the closing table.

Supportive Services

Building on our experience of addressing the challenges of those we serve and by leveraging partnerships, IHA’s programs go beyond “Sticks and Bricks” to build vibrant and sustainable communities to meet the needs of our residents. 

IHA employs and contracts on-site coordinators who provide supportive services to residents of our affordable rental communities. The ultimate goal is to improve residents’ quality of life by increasing their access to services and by facilitating their participation in programs that enhance their physical, social, mental, and financial wellbeing. Coordinators accomplish this through a combination of one-on-one service provision and group events that build a sense of community and connectedness. 

Service activities span all aspects of the human experience, offering residents support in housekeeping, health promotion, job training/GED attainment, life skills training, meal preparation, transportation, youth development and family development, and energy conservation, as well as coordination with external service providers in the community.
